DAY 5

READ THIS TO SAVE THOUSANDS

Recently, we did a poll on Instagram asking homeowners if their home was missing a power point and a whopping 89% people said ‘yes!’

But, this came as no surprise to us because the electrical plan is normally the last thing you do at the prestart meeting.

During the meeting, you will be asked to make hundreds of (big and small!) decisions in a very short time. Everything from the way the doors open to tiles, paint colours, handles, even down to which shape floor drain you want. It sounds fun right?

It totally can be, but only if you’re prepared. The reality is, most people go to the meeting thinking they will just wing-it, then they walk out feeling overwhelmed, pressured and exhausted. That, my friends, is what we call ‘decision fatigue.’

At the end of the meeting, you’ll probably be hangry and suffering from a bad case of brain fog, THEN your Consultant will whip out your electrical plan and expect you to make a hundred MORE little decisions like power points, exhaust fans, sensors, switches, up-lights, downlights and wall lights. Those little decisions have a massive impact on how your home functions and if you miss a single thing, like a power point, it will cost you (in time, money and tears!) so it pays to get it right from the get-go.

If you want to avoid running extension cords all over your brand new home and want to save thousands in the long run, read on.

A real life example

Here’s exactly how our client Kelli saved thousands on her electrical plan.

Kelli’s builder included the basic package of 20 downlights and a double power point to each room. She was creeping towards the top end of her budget but knew that the builder’s stock standard electrical package just simply wasn’t enough. So, she used the step-by-step electrical guide and checklist in our online course to get savvy with her design.

Here’s how she managed to save THOUSANDS:

1. SHE LEARNT THE CONSTRUCTION FUNDAMENTALS
The course explains why it’s easy to install power points on external walls after the home is built, but nearly impossible to add them to internal walls without causing major damage to the plaster and paintwork.
(Side note: Kris and I recently added a power point to an internal wall in our renovation and had to completely replaster, re-cornice and re-paint the entire wall. It set us back roughly $2,000 for just one power point!!)

2. SHE GOT THE BUILDER TO DO THE HARD WORK
Then, with a bit of forward thinking, she designed her electrical plan.
She decided to get her builder to do all the tricky electrical work on the internal walls and add in all the provisions for her own electrician to do the easy work after handover.

The electrical items noted in red would be done by the builder during construction.
The electrical items noted in blue would be done by her own electrician after handover.

Here’s what she did:
• She relocated all the ‘included’ power points to the internal walls.
• She nominated where her electrician would add extra power points afterwards (so she could get her private electrician to quote it)
• She asked the builder to put in all the correct wiring/switching for her lighting so her electrician could add more lights afterwards.
• She relocated the ‘included’ downlights to their final position so that she wouldn’t have to patch and repaint the ceiling.

At the moment, most builder’s are charging roughly $130 per downlight and $85 per power point so all up, it would have cost Kelli roughly $2,500 for all this extra work.
However, by getting her own electrician to do all the easy work after handover, she avoided paying unnecessary builder’s mark up and saved bucket loads of $$$$.

our online course ends up paying for itself.

“Do it. Get the peace of mind The Home Chaperone provide. Jess was amazingly helpful in being my sounding board for my ideas for my owner builder home and suggested things I had not even thought of, in order to make my home much more functional than it was going to be originally. She is worth her weight in gold and I would use Jess again, especially if I was signing up with a builder just to make sure I am not being taken for a ride in any way!
We love you Jess! Thanks for being so patient and caring so much about your clients!
