Sales people can be more interested in force feeding you the bait, than listening to what you want in your dream home which can leave you feeling downright icky.

THEY HAVE A TARGET ON THEIR BACK.
If a salesperson doesn’t sell a home, they will lose their job very quickly. It’s a cutthroat industry and it comes with a lot of pressure. That’s one hell of an incentive to tell you whatever you want to hear so you hurry up and sign on the dotted line.
TIME IS MONEY.
In home sales, the aim of the game is to sell as many homes, as quickly as possible. The less time a salesperson spends on you and your home design, means more time they can spend selling other homes. More home sales = more commission.
It’s way easier to sell you a cookie cutter design.
It takes time to customise a home design to suit each individual person, which is why salespeople avoid it as much as possible and will push you to buy a cookie cutter home. If the homes are all the same, the office staff can process them quickly which also means the salesperson will get paid sooner too. Double whammy.
The more you spend, the more commission they make.
If the salesperson earns a percentage commission, the more you spend, the more they get paid. So they are not going to tell you all the ways you can avoid paying the 40% builders mark up. In fact, they’ll probably do the opposite.
They will answer your questions but not tell you everything you SHOULD know.
It’s unlikely they’ll volunteer extra information like how to safeguard yourself against a price increase or that you need 15 more power points than they include in the standard package.
Their job is to sell a lot of homes, as quickly and easily as possible. They don’t have the time or incentive to tell you every single little thing you should know about building. In fact, the more clueless you are, the easier their job is.
And here’s a bonus secret that will blow your mind…
You don’t need any qualifications to sell a home for a builder.
They are not like Real Estate Agents who are required to study and obtain a license. All they need is sales experience, so one day they could be selling cars or vacuum cleaners, the next they could be “designing” dream homes.
So, there are a lot of salespeople that take the leap into the industry, give selling homes a go for a couple of months, only to bail when they realise they’ve made mistakes… leaving a trail of unhappy clients behind them who essentially gambled their life savings away with an amateur.
While I was working for a builder, I watched this happen time and time again. It was like a never-ending cycle of cringeworthy salespeople coming and going.
And when things went bad, these poor home buyers had no one to turn to for help. You see, the thing about the building industry is that everyone is trying to sell you something, then once you buy, it feels like there is no one to turn to for honest, unbiased advice.
And that just didn’t sit right with me!
I wanted to prove there are people in the industry who genuinely care and are willing to help… for free. So I started an Instagram page and started sharing building tips and tricks.
Well… it took off. Home buyers started reaching out to us for help and asking if they could pay us to check their plans.
So, I took a giant leap of faith, quit my job and started this business.
It felt so good to finally be helping everyday people save money and build the home of their dreams, instead of working for builders.
Owning a small business while growing a family and renovating our home has been a wild ride filled with ups and downs, but I’ve never regretted it for a second because it feels SO. DAMN. GOOD.
